Orangevale

Unincorporated Sacramento County, filled in gradually rather than all at once. Lot sizes and housing ages vary widely from one street to the next, which makes choosing comparable sales a matter of judgment rather than arithmetic.

Market Notes

Orangevale is unincorporated Sacramento County without the uniformity of a master-planned tract. A 1960s ranch on a half-acre can sit beside a 1990s custom home on two acres. Development happened in phases, so comparable sales cannot be selected by radius alone; lot utility, zoning, and street character matter just as much.

The infrastructure is a checkerboard. Some parcels use San Juan Water District or Orangevale Water and public sewer, while neighboring properties rely on private wells and septic systems. Septic certifications, well recovery rates, and water quality need to be verified early; leaving those questions until escrow is underway can stall a transaction.

Price per square foot is a poor shortcut here. Usable land, horse or animal setups, RV and boat access, workshops, outbuildings, and topography can matter more than interior square footage. Buyers often come for privacy, room for trades or equipment, fewer HOA restrictions, or the possibility of a multigenerational ADU without going farther into the foothills.

Older acreage parcels can bring unpermitted barns, workshops, and legacy additions, along with property-line or fence discrepancies. Mature native oaks also bring Sacramento County tree-protection requirements. Those are not reasons to avoid a property; they are reasons to identify the questions and their costs before a buyer releases contingencies or a seller chooses a preparation plan.
