Client Reviews
In their own words.
“This was our second time working with Dan. Not only did he get our offer accepted with a contingency to sell our home, but he also successfully sold our home within the contingency timeframe. His strategy, communication, and negotiation skills made what could have been a stressful process feel smooth and manageable.”
“Dan negotiated an Opendoor purchase in Orangevale at over $13k under list price plus $6k+ in closing credits ($19k total savings). A year later, Opendoor offered me $374k for my rental property. I contacted Dan—he facilitated tenant relocation negotiations, listed the property, and closed early at $420k!”

What I handle
The ordinary ones and the hard ones.
Most of what I do is regular houses for regular reasons. The rest takes more work, and I take those too.
First home.
Where most of my buyers start. I’ll explain each step as many times as it takes.
Moving up.
Sell the one you’re in, buy the next one, usually at the same time.
Downsizing.
A lot of years in the house and a lot to sort through before it sells.
Rental property.
Buying one, or selling one with the tenant still in it.
New construction.
Builder contracts, the options credit, and the walkthrough before you close.
Buying and selling at once.
A contingent offer written so the other side will actually take it.
Estate and trust sales.
Probate, and a house full of stuff nobody wants to deal with.
Pre-foreclosure.
A sale date already on the calendar and not much time left.
Divorce.
One house, two people, and a settlement to work inside of.
Wells, septic, solar leases, tenants in place.
The things that kill an escrow when nobody checks them early.
Cash offer.
A real number next to what the open market would pay, so you can compare.
Relocating.
Coming into the area or leaving it, with everything timed to the move.
If yours isn’t here, call anyway.
About
Before I sold houses, I managed them.
About 80 vacation rentals along the San Diego coast, then about 150 long-term rentals here in Sacramento. That’s where I learned tenants, repairs and the stuff that goes wrong, and it’s why none of it rattles me now. In real estate since 2011, selling since 2018, 115+ closed. I live in Orangevale with my family.
