Complex Transactions
Strategic Execution for Complex Assets

Case Types
Standard real estate advice can fall short when a property is distressed, encumbered, or caught in litigation. These files require a structured, underwriting-first approach to help mitigate risk, navigate legal and procedural hurdles, and preserve equity. Whether navigating probate courts, working to avoid an auction, or liquidating a portfolio, we develop disposition strategies for situations where the standard retail playbook runs out.
Estate & Trust Sales
Estate and trust dispositions require mechanical precision, not retail guesswork. We coordinate directly with the trustee to establish parallel baselines: an immediate as-is valuation and a projected post-renovation value. Because these files often involve multiple stakeholders, we strip emotion from the equation, providing objective data on necessary repairs and market positioning. We project-manage property clean-up and preparation, keeping the applicable probate requirements and any appraisal threshold in view as the sale is planned. Legal and tax questions should be directed to the client's attorney and other qualified advisers.
Pre-Foreclosure
Time is often the most important constraint in pre-foreclosure. We help clients understand the available timeline and options, which may include asking whether a trustee postponement is available under AB 2424. A strategic, open-market disposition may be worth considering instead of a distressed liquidation. We help coordinate payoff-timeline discussions and servicer communications, while clients should rely on their attorney or other qualified adviser to confirm which legal and statutory options apply.
Divorce & Partition
Disposition of real property during a separation is an exercise in neutral representation. Success depends on removing friction between two parties and operating strictly on data. We establish an agreed-upon framework for repairs, marketing, and showing logistics before the property ever hits the market. Every offer evaluation and negotiation strategy is handled with total objectivity, supporting a fair, transparent, and equitable process for all stakeholders.
Underwriting Distressed Assets
Not every property is ready for retail buyers. Drawing on experience underwriting nearly 500 assets across institutional flipping portfolios, including 300+ trustee-sale files underwritten for a private investment group, we use a structured framework for evaluating distressed real estate. We estimate the likely cost of deferred maintenance, account for structural risk, and model potential holding timelines. This institutional underwriting perspective helps make the assumptions behind a disposition strategy visible when standard retail analysis may not account for the same risks.
